That is a dated observation of the CAD field, not an official addressing determination. - Lot 67 is adjacent to the home at 230 Mount Villa Road. This commentary concerns Castle Lake Ranch Section 2, Lot 67, CAD property ID 157966, not the adjoining home. An address string by itself does not establish parcel identity. ## Dated engineering evidence Westward Environmental, Inc., Project 11633.002. Engineer: Curt Garrett Campbell, P.E., Texas License 106851. Site visit March 28, 2025; letter dated April 4, 2025; signed and sealed April 7, 2025. - Access: The engineer reported that his truck's front tires became stuck in caliche at the entrance. The drive was difficult to walk down without sliding. In his opinion, it would not function as day-to-day access for personal vehicles, could be dangerous, and might be suitable only for ATV traffic. He recommended removing and, if desired, reconstructing the drive to adequately access the property. - Pad: Most of the pad appeared to be well-compacted cut material. A small area near its entrance appeared to have been placed over stumps and vegetation; the extent of missing grubbing could not be determined. He recommended monitoring for settling. His lack of concern was conditional on no buildings being anticipated; this was not a foundation-suitability evaluation. - Erosion: Rutting and erosion were observed during the March 2025 visit. The engineer expected the caliche base to erode downhill over time in its then-current condition. That prediction does not verify deterioration since the visit. - Restoration budget: The April 7, 2025 estimate was $14,485.80 for the clients' desired restoration: returning caliche to its onsite source location and revegetating the affected area. It was budgetary, for planning, and subject to change. It did not price a residential driveway, house, septic system, or well. It is not a current quote, minimum bill, or established legal liability. ## Residential feasibility remains unresolved in the documents presented The documents presented do not establish a workable house plan, foundation design, wastewater design, or residential water supply. No parcel-specific permit outcome is established here. The engineering letter is not a septic evaluation, well-siting analysis, or permit denial. Current independent evaluations, required approvals, and a separate current construction scope and estimate would be needed before relying on the lot for a home project.
